1. Presentation
The company Voilà Azure, Auto Entrepreneur, registered with the RCS of Nice under the number 99976352700010, whose head office is located at [full address], acts as an agent on behalf of individual or professional owners. It offers short-term furnished accommodation for rent via its website and various specialized platforms. Payments are managed via Stripe, a secure payment provider.
2. Formation of the contract
Validation of payment by the traveler constitutes firm and definitive acceptance of the reservation, implying adherence to these T&Cs, the T&Cs of the site, and the conditions specific to the chosen accommodation. A rental contract can be sent for electronic signature. In the absence of a valid identity document, signed contract or security deposit, the reservation may be canceled by Voilà Azure.
3. Reservation – Cancellation – Refund
- Cancellation conditions: Specific to each accommodation, indicated before payment. They take precedence over any other provision.
- Stripe Fees: The processing fee (2.5%) is non-refundable, even in the event of free cancellation.
- Cancellation fees: In the event of restrictive conditions, the penalties provided for are deducted from the reimbursement, in addition to the Stripe fees.
- Cancellation by Voilà Azure : In the event of force majeure, suspected fraud, inappropriate behavior or unavailability, relocation or full refund may be offered.
4. Security deposit
A security deposit is required, by bank imprint or transfer. Otherwise, access to accommodation may be refused without reimbursement. It can be used to cover:
- damage to the accommodation or its furniture,
- non-compliance with household or rules,
- late departure or unauthorized occupancy,
- loss of keys, badges or other accessories.
5. Capacity and usage
The accommodation is rented for a specific number of people. Any additional person not declared constitutes a serious breach, which may result in immediate termination, expulsion without reimbursement and withholding of deposit.
6. Tenant’s obligations
- Peaceful use of the accommodation, without noise pollution,
- Respect for neighbors, internal and co-ownership regulations,
- Prohibition of parties or events without written authorization,
- No subletting or professional activity,
- Maintenance of housing and return in clean condition,
- Prohibition on bringing in animals without written agreement,
- Access authorization in case of emergency, maintenance or control by Voilà Azure or its service providers.

8. Services included
Accommodation generally includes: linen, electricity, water, heating, Internet. Specific equipment (air conditioning, parking, washing machine, etc.) are only guaranteed if they are explicitly mentioned. No cleaning is included: the accommodation must be returned clean. Fees may be charged in the event of non-compliance.
9. Secure payment
Payments are processed via Stripe. The site does not store any banking data. The buyer accepts the Stripe terms and conditions. Payment immediately validates the reservation, without the right to withdraw (article L.221-28 of the Consumer Code – dated accommodation services).
When booking, a credit card can be securely stored through Stripe to allow for a deferred charge or security deposit. This card is automatically detached after a period of 30 days following the end of the stay, except in the event of a dispute or reimbursement in progress.
The customer may request early cancellation of this payment authorization at any time, provided that no remaining amount is due.
10. Liability and insurance
The tenant is responsible for any material or moral damage caused during the stay. It is strongly recommended to have resort liability insurance. Voilà Azure cannot be held responsible for theft, loss, external nuisance or malfunctions beyond its control.
It is also recommended that each owner has non-occupant owner insurance (PNO), covering in particular losses that may occur in the absence of the usual occupant.
11. Financial management mandate
The owner mandates Voilà Azure to collect payments, deduct your commission, then remit the balance after verification and application of the cancellation conditions. The amounts collected are temporarily held in the platform's Stripe account.
12. Liability – Insurance
The tenant is responsible for any damage caused to the accommodation, equipment or third parties. It is strongly recommended to take out resort liability insurance. Voilà Azure declines all liability in the event of:
- theft, damage or loss of personal effects,
- external nuisance (works, neighborhood, etc.),
- breakdown or interruption of public services (water, electricity, etc.),
- dispute between owner and tenant not linked to a failure of the platform.
13. Applicable regulations
The tenant undertakes to respect French legislation. The owner is solely responsible:
- the regulatory compliance of their accommodation,
- obtaining the registration number if applicable,
- compliance with limitations (main residence: 120 days/year),
- any required administrative authorization (notably in Paris, Nice, Lyon, etc.).
14. Force majeure
Neither party may be held responsible in the event of non-performance or delay in the performance of its contractual obligations due to a case of force majeure (pandemic, natural disaster, war, etc.). If such an event makes the stay impossible, a postponement, a credit or a partial refund may be offered depending on the case.
15. Platform bypass
A user is prohibited from attempting to conclude a reservation outside of the platform with an owner met via Voilà Azure. Any circumvention behavior may result in sanctions, account deletion and/or legal proceedings.
16. Personal data

17. Complaints – Mediation
For any complaints, you can contact us at : contact@bnbazure.fr. In the event of a persistent dispute, and in accordance with article L.612-1 of the Consumer Code, you can resort to a consumer mediator.
18. Applicable law – Jurisdiction
These General Terms and Conditions are governed by French law. In the event of a dispute, jurisdiction is given to the courts of the head office of Voilà Azure, unless otherwise required.
19. Changes
Voilà Azure reserves the right to modify the General Terms and Conditions at any time. The applicable version is that accepted at the time of booking.
20. Role of the platform
Voilà Azure acts exclusively as a technical intermediary, providing an online space allowing individuals or professionals to offer and reserve short-term furnished accommodation. It does not provide any accommodation services, does not intervene in the conclusion or execution of the rental contract, and does not guarantee the quality, legality or availability of the accommodation published.
Voilà Azure cannot be considered as a real estate agent, a hotelier, nor as a party to the contract concluded between hosts and travelers.
21. Regulatory obligations of users
- The owners are solely responsible for the legal compliance of their offer (rental authorization, change of use, declaration to the town hall, tourist tax, insurance).
- In the event of rental of the main residence, the limit of 120 days/year must be respected (article L. 324-1-1 of the Tourism Code).
- Owners must check whether they are subject to a prior declaration or registration obligation, particularly in cities such as Paris, Nice or Lyon.
- Users undertake to provide accurate information about accommodation and to respect the local, tax and social laws applicable to their situation.
22. Notifications of illegal content
In accordance with Regulation (EU) 2022/2065 on Digital Services (DSA), Voilà Azure provides a form allowing any person to report illegal content or content contrary to its conditions of use. In the event of a justified notification, Voilà Azure reserves the right to remove or deactivate access to this content and to inform the user concerned.
An abusive or unfounded report may result in temporary suspension of access to the service.
23. Suspension – Termination
Voilà Azure may suspend or terminate a user account, cancel a reservation or limit access to its services without notice in the event of violation of these T&Cs, fraudulent behavior, repeated litigation or abusive use of the platform. In the event of suspension or deletion, no compensation may be required.
24. Complaints processing
Users can submit any complaints via the contact form or by email to contact@bnbazure.fr. In the event of persistent disagreement, mediation may be proposed, in accordance with article L.612-1 of the Consumer Code.
25. Applicable language
In the event of a translation of these T&Cs, only the French version is authentic in the event of a dispute.
